Staging is showing each room for what it is for: clear surfaces, the right furniture in the right place, light, and nothing that distracts from the home. We walk your home with you, give you a room-by-room list, and tell you plainly when a professional stager is worth it.

What we do, step by step

  1. A room-by-room walkWhat to move, store, add or leave in each room, with the photos in mind.
  2. Your own things firstMost homes need editing, not buying: we work with what you have before anything new.
  3. A professional when it paysFor an empty home or a hard room, we can bring in a professional stager; you decide.
  4. Room cards inside your homeQR cards in each room: a buyer scans one and reads that room's story on their phone while they walk through.
  5. Showing-readyA short list for the morning of each showing and open house.

What you get

  • A written room-by-room staging list
  • Advice on what to store before photos
  • A professional stager's quote if you want one
  • Room cards for buyers walking through

The tools we use with you

Questions people ask

Is home staging worth it?

Often, especially for the rooms buyers look at first: the living room, kitchen and main bedroom. Most homes need decluttering and rearranging more than new furniture. We will tell you what your home needs.

What is the difference between staging and decluttering?

Decluttering clears things out. Staging arranges what stays so each room shows its size, light and purpose.

Should I stage an empty house?

An empty room can be hard to read in photos. A few well-placed pieces can show buyers how the space works; we can bring in a professional stager for this.

Who pays for staging?

Usually the seller. Ask us about the options for your home before you decide.

Do I need to stage every room?

No. Focus on the rooms buyers see first and the ones in the main photos.

What should I put away before photos?

Personal photos, most things on counters, extra furniture, and anything that shows a room as storage. We give you a list before the photographer comes.
